Herne Bay: Preparation to Tenancy

Overview

This Herne Bay home needed some work before it was ready to be presented to the market. We started with a full walkthrough of the property, identifying the maintenance, presentation and practical items that needed attention. From there, we coordinated repairs, cleaning and specialist trades to get the home ready properly before photography and marketing began.

Results

We then managed the full leasing process — from private viewings and tenant due diligence through to lease negotiations and move-in preparation.
Once the tenancy was secured, we remained involved through ongoing property management and maintenance. For the owner, it meant one team overseeing the property from the first walkthrough through to a settled tenancy.

Overview

The brief was specific: a well-presented home in Takapuna, the right location, the right lease term and a property that suited the family’s time in Auckland. Rather than relying only on what was publicly available, we looked across our current portfolio, upcoming homes and private network to find the strongest options.

Results

We arranged private viewings, worked through the details of each property and handled the lease discussions directly with the owners.

Overview

This Queenstown home wasn’t permanently occupied, but it still needed regular oversight and someone local to keep on top of the detail.
We provided ongoing property checks, preventative maintenance, reactive repairs, cleaning and trade coordination, while making sure the home stayed ready for the owner whenever they returned.

Results

When the property was available for longer periods, we could also explore suitable furnished or mid-term leasing without locking the owner into a permanent rental arrangement.
The result was a home that continued to be well looked after year-round, with one local team coordinating the property whether it was vacant, owner-occupied or leased.
